I know it might sound surprising, but I recently advised one of my borrowers not to buy a house right away. Instead, I suggested they renew their lease and take a little more time to prepare. Here’s why.

They needed to focus on improving their credit score by paying down some debt and saving up more money. While they were planning to use a down payment assistance program, they wanted to walk into their new home with enough savings to enjoy it fully—think painting the walls, buying new furniture, and really making it their own.

By waiting just one year, they were able to address the issues impacting their credit and save up for those fun homeownership expenses. Fast forward to now, and they’re closing on their dream home next week!
